Unlock affordable housing solutions with NHMFC’s housing loan receivables purchase programs

The National Home Mortgage Finance Corporation (NHMFC) has been a driving force in reshaping the housing landscape, bridging gaps, and connecting the housing sector to private investments and capitaal markets. Through its innovative approach, NHMFC ensures availability of funds for housing in the capital market while making homeownership more accessible to Filipinos.

At the heart of this mission is the Housing Loan Receivables Purchase Program (HLRPP)—a groundbreaking initiative of National Home Mortgage launched in 2010. By purchasing quality housing loan receivables, the HLRPP strengthens liquidity for housing developers and home financing institutions, pooling these receivables for securitization. This innovative model fuels affordable housing while promoting sustainable growth in the housing sector.

HLRPP Subprograms: Tailored for Every Filipino Family’s Needs

NHMFC offers four subprograms under HLRPP, each designed to address specific housing market:

1. HOME Program (HLRPP 1): The PurcHase of Originated EconoMic/Low-Cost Receivables program provides a lifeline to economic and low-cost housing developers, enabling them to recover funds quickly while offering homebuyers low, fixed interest rates—no membership required.

2. SHeLTeR Program (HLRPP 2): The Socialized Housing Loan Take-Out of Receivables program increases home accessibility by offering an affordable loan facility to low income homebuyers, empowering socialized housing developers to build more homes and address the nation’s housing backlog.

3. MaBuHAY Program (HLRPP 3): The MAginhawang BUhay sa Bahay program is a Reverse Mortgage Program designed to give Filipino senior citizens financial independence. By converting home equity into cash, they can enjoy a comfortable retirement without monthly mortgage payments.

4. BERDE Program (HLRPP 4): The Building Eligible Resilient Dwelling for Everyone program supports green-certified housing projects, promoting environmental sustainability and resilience while addressing the housing needs of future generations.

As NHMFC fulfills its mandate of being the sole secondary mortgage institution in the country through the HLRPP, it also upholds its commitment to the administration’s 4PH initiatives, aligning its strategies with the goal of creating a sustainable, inclusive, and resilient housing sector. By providing innovative programs which aim to strengthen the liquidity to the developers and originators and offering financing schemes that are affordable to borrowers, NHMFC not only addresses the present housing needs but also builds a foundation for the Filipino families of today and the future generations.
