Work from malls, a rising trend

As the hybrid work model gains traction, a new shift may be on the horizon: working from malls. A survey conducted by Colliers Philippines in August during a webinar revealed a growing preference for malls as locations for flexible workspaces.

Nearly 40 percent of respondents identified malls as the most suitable environments for co-working facilities.

Ideal for work

Malls, with their prime locations, high foot traffic and diverse amenities, are increasingly viewed as ideal venues for workspaces, combining convenience with accessibility. Incentives also play a significant role in attracting tenants to these flexible workspaces.

The study found that over half of the respondents favored free parking in malls as part of their workspace lease, while more than a third preferred food and beverage (F&B) vouchers. These value-added incentives are crucial for enhancing the appeal of flexible workspaces and making them more attractive to potential users.

This transformation not only provides workers with the benefit of nearby shopping but also helps mall operators repurpose underused areas and boost foot traffic.

“In our view, co-working spaces have been benefiting from the work-from-anywhere schemes implemented by private firms. Now is an opportune time for mall operators to consider incorporating co-working spaces within their retail centers,” Colliers Philippines said.

Residential market

The Colliers study also highlighted a continued preference for investing in residential condominiums within Metro Manila. Despite a challenging pre-selling market for condominiums, about 30 percent of respondents expressed interest in investing in units located within central business districts. There is also notable demand for beachfront properties and lot-only units, reflecting a shift towards leisure-oriented and suburban residential options.

Travel trends from the survey indicate that Palawan is the most desired destination among respondents, with 45 percent planning to visit the area in the coming months.

This preference is likely to be further boosted by ongoing expansion and modernization efforts at Puerto Princesa International Airport, which are expected to enhance Palawan’s appeal as a top travel destination.
