Federal Land Inc., the property arm of the Ty-led conglomerate GT Capital Holdings Inc., is spicing up the fast-rising Biñan City in Laguna with the launch of its newest 48-hectare development called Meadowcrest.
Federal Land chairman Alfred Ty said during the launch of the project last week that Meadowcrest signifies not just the expansion of Federal Land’s portfolio, but a reaffirmation of its commitment to innovation and progress as the project introduces new concepts to redefine the Philippine real estate landscape.
“We launched Federal Land Communities to anticipate and address the aspirations of the people. We recognized that the real estate landscape is ever changing and it was imperative for us to evolve alongside it,” Ty said.
“Drawing upon 50 years of solid real estate experience and expertise, we are leveraging our strengths to rebrand and revitalize our existing township properties and create new and future-ready developments,” he said.
Meadowcrest will be developed as a multi-use, master-planned community development that will offer lifestyle and business environment that will be intimate yet complete.
Within the masterplan of Meadowcrest is Hartwood Village—an 11.3-hectare horizontal residential development offering 186 lots with a density of 16 lots per hectare.
Federal Land president and chief operating officer Thomas Mirasol said the company has yet to finalize the selling price for the lots as the official launch of the residential project is scheduled in June 2024.
He said, however, the lots would be competitively priced based on current market price of P40,000 to P80,000 per square meter.
Comfort and convenience
With this project, Federal Land will utilize the 15-minute community concept where everything you need will be just within a short 15-minute walk or bike ride.
This will be made possible through walkable, human-scale design with integrated pedestrian and dedicated bike lanes among lush tree canopies, scenic landscaping and dedicated parklets.
At Meadowcrest, the 15-minute community concept comes to life, offering residents a lifestyle where essential amenities, recreational spaces and a vibrant community atmosphere are all within easy reach. Whether it’s enjoying a leisurely walk to the neighborhood center or cycling to nearby keycenters, Meadowcrest embodies the essence of a modern, sustainable township.
This urban design concept is a solution to create more sustainable, equitable and healthier cities.
WIth this thoughtful design, prime location and intimate community, Meadowcrest is poised to set a new standard of living in Laguna.
Laguna’s potential
Laguna is one of the fastest-growing provinces in Luzon, rapidly gaining traction as a premier growth center, given its status as the largest contributor to the gross domestic product (GDP) in 2022 among the 82 provinces. Part and parcel of that growth is Biñan.
Biñan flourishes with dynamic energy and boundless potential. Federal Land’s expansion into the city is a strategic choice grounded in the city’s growth trajectory.
Federal Land said the city’s accessibility benefits from multiple infrastructure developments will provide convenient mobility options to future residents of Meadowcrest.
Biñan also boasts of diverse investment opportunities, marked by a growing number of manufacturing companies, shopping centers, landmark establishments and other points of interest that make it a prime address.
It is home to industrial powerhouses like Laguna Technopark and Laguna International Industrial Park as well as the largest public market hub in CALABARZON. Esteemed schools and colleges like De La Salle University – Laguna Campus and Brent International School Manila further enhance the city’s appeal to new homeowners and investors.
“This diverse landscape of opportunities and burgeoning infrastructure in Biñan and surrounding areas solidify Biñan as the desirable new home for those looking to lead well-balanced and fulfilling lives,” the property firm said.
