SM Prime expanding office space business

SM Prime Holdings, Inc. is aggressively expanding its office portfolio with the launching of ThreeE-Com Center and topping off of the FourE-Com Center at the Mall of Asia Complex in Pasay City.

SM Prime said in a disclosure to the stock exchange Wednesday the two new office buildings would add 304,000 square meters of gross floor area to the group’s office building footprint.

“The launching of ThreeE-Com Center and the topping off of FourE-Com Center mark another milestone for SM Prime as the uniquely designed business centers add to the already captivating architectural landscape in the Mall of Asia Complex, as well as offering ample office space suitable for the growing needs of the outsourcing industry and other businesses,” SM Prime president Jeffrey Lim said. 

“We are happy to share that other than being Peza-accredited buildings, ThreeE-Com Center is a Gold LEED certified building as well, while FourE-Com Center is also in the process of joining the ranks of ‘green’ office buildings in the Philippines,” Lim said. 

The ThreeE-com Center is a 15-story, semi-circular twin-tower commercial building offering 114,000 sqm of large office floor plates.

ThreeE-Com Center, which will open with 97 percent of the space leased out, also has a four-level parking podium while the ground floor level will be reserved for retail offerings.

Meanwhile, FourE-Com Center with 190,000 sqm of office space, will be the biggest office building of SM Prime so far. 

It will be a 15-story, three-tower office building suited for various companies, most specially tech-based offices. FourE-Com is set to be launched in 2019. 

ThreeE-Com Center and FourE-Com Center are both designed by globally renowned Arquitectonica. 

SM Prime currently operates 10 office buildings in several key areas in the country, including Makati City, Pasay City, Quezon City, Taguig City, Clark in Pampanga, Taytay in Rizal and Sta. Rosa in Laguna. 

Including ThreeE-Com Center, SM Prime’s office building portfolio has a total gross floor area of almost 595,000 sqm. 

Share price of SM Prime on Wednesday gained 3.2 percent to P36.85.
