DMCI Homes, the real estate arm of conglomerate DMCI Holdings Inc., expects to raise up to P12.4 billion in sales from a newly-launched upscale residential condominium project in Makati City.
DMCI Homes president Alfredo Austria said during the launch of Fortis Residences on Friday that it is the group’s most high-end project, with units to be sold at P240,000 per square meter.
The 37-story residential tower will rise along Chino Roces Ave. and will be part of the special mixed-use zone called Makati Southwest Gateway.
Fortis Residences is the company’s second project under the premium brand DMCI Homes Exclusive.
Austria said while the company started with the development of condominium projects for the middle-income market, it gained enough experience in luxury residential segment after launching Oak Harbor Residences―a residential condominium in Asiaworld City, Parañaque.
DMCI Homes senior project development manager Sherilyn Benosa said the company initially launched 480 units in Fortis Residences. The size of a two-bedroom unit ranges from 72.5 sq. m. to 92.5 sq. m, while the three-bedroom unit ranges from 100 sq. m. to 152.5 sq. m.
Benosa said that as Fortis Residences is geared toward upscale living, residents can expect grand floor plan options, which will be delivered with exceptional fixtures and quality finishes. Each unit will come with essential appliances, including split-type air-conditioning units, cabinets, rangehood, water heater and digital lockets.
Fortis Residences will also have sustainability features including electric vehicle charging, full water-recycling facility, use of LED lights and Lumiventt technology which enables natural light and fresh air to surround the units.
The project is slated for completion by December 2027.
DMCI Homes accounted for P1.3 billion of DMCI Holdings’ net income in the first half. This was 63 percent better than the P804 million recorded a year earlier, owing to higher revenue recognition from ongoing projects and upward adjustment in selling prices.
DMCI Homes launched three condominium projects in Quezon City, Pasig City and Makati City this year.
