Ayala Land Premier breaks ground on Makati residential tower

Ayala Land Premier broke ground on its Laurean Residences project in Makati City, recording P10.4 billion in sales since its 2025 launch.

The ceremony, which signals the start of the execution phase for the high-end residential tower, highlights resilient demand for premium real estate in established central business districts.

The development serves as the flagship residential component of Dela Rosa Gardens, a 1.3-hectare mixed-use district situated along Paseo de Roxas and Dela Rosa Street.

Ayala Land Premier president Mike Jugo said the project is a forward-looking model for refined urban living anchored on design quality and long-term location value.

“Laurean Residences was envisioned as an urban sanctuary in the heart of Makati. Today, we’re not just breaking ground — we’re opening a bold new chapter in refined urban living,” Jugo said.

The masterplan for the district includes the new BPI headquarters and a 2,700-square meter urban park. Located near Ayala Triangle Gardens and Greenbelt, the tower is connected to the city’s Emerald Network of elevated walkways and green corridors.

The project features a mix of units ranging from suites to 4-bedroom homes. To develop the property, the company partnered with international firms HB Design, Joyce Wang Studio, and Landscape Tectonix, alongside local Filipino consultants.

Ayala Land Premier executives said the project serves as a template for future upscale urban formats that balance density with design integrity.

The start of construction adds momentum to the residential pipeline in Makati as the company focuses on high-quality, future-ready homes in core growth centers.
