SM Prime’s Clark office complex achieves full occupancy, plans expansion

SM Offices, the commercial leasing arm of SM Prime Holdings Inc., reached 100-percent occupancy across its 10-tower Clark Tech Hub complex in Pampanga as demand for office spaces outside Metro Manila continues to grow.

The property firm said the more than 100,000-square-meter office complex located within the Clark Special Economic Zone is now fully leased. Most tenants consist of global IT-business process management firms and multinational companies under long-term lease agreements.

To capture sustained demand, SM Offices announced the development of Tech Hub Tower 11. The 9-story building will add around 20,000 square meters of leasable office space to the existing complex.

The expansion project will incorporate human-centric and sustainability-focused features, including a 12,000-square-meter sky garden designed to promote employee wellness and collaboration.

SM Offices said the project will also feature solar power systems, water conservation initiatives, indoor air quality improvements and waste management programs as part of its sustainability agenda.

The new tower will rise above the SM Clark Skylink terminal, which will connect directly to Clark International Airport through the North-South Commuter Railway by 2028.

“The full utilization of Clark Tech Hub underscores sustained demand for global-standard, sustainable workspaces outside Metro Manila,” SM Offices vice-president and head Alexis Ortiga said.

“It also affirms the strong positioning of SM City Clark Complex as a major regional business district,” Ortiga said.

The Clark Tech Hub forms part of the larger SM City Clark Complex, which also hosts SM City Clark, National University, SMX Convention Center Clark and Park Inn by Radisson Clark.

“With major infrastructure projects improving access and connectivity, we believe SM City Clark Complex will become even more attractive to locators seeking high-quality workspaces outside Metro Manila,” Ortiga said.
