Pueblo de Oro launching new projects in key provinces

Pueblo de Oro Development Corp. (PDO), one of the residential development arms of the ICCP Group, said it will invest in several projects including the planned expansion of its 400-hectare township in Cagayan de Oro this year.

“The projects we launched in 2024 will come online in the coming year. Additionally, we will be launching and commencing new developments,” said PDO president and chief operating officer Prim Nolido. “It will be a busy year, especially with the expansion of our Cagayan de Oro township.”

One of the company’s signature projects for 2024 is Pueblo de Oro Courtyards Lipa, a 10-hectare townhouse development in Barangay San Benito, Lipa City, Batangas. With an estimated project cost of P1.8 billion, the development is slated for completion by July 2027.

The project is part of PDO’s broader expansion in Batangas province. This year, the company will launch Pueblo de Oro Westwoods Heights in Barangay Tingga Itaas, Batangas City. Spanning 13 hectares, the development will offer 548 house-and-lot packages and open lots, with a project cost of about P1.7 billion.

Both projects are ideal for families from Batangas and neighboring regions looking for affordable and less congested living options. Their locations are easily accessible to schools, work opportunities, and commercial establishments.

In the Visayas, PDO broke ground for its Pueblo de Oro Townhomes Carcar project in Carcar City, Cebu. The economic housing community will feature over 900 house-and-lot units on a 10-hectare site in Barangay Can-asujan. With a total investment of around P1.2 billion, the development is scheduled to launch in the first quarter of 2025.

Construction is also underway for the Westwoods Storeys condominium project in Barangay Carmen, Cagayan de Oro City. This seven-tower, mid-rise development sits on a 5.2-hectare site within the 40-hectare Pueblo de Oro Urban Rainforest. The project, with a cost exceeding P3 billion, will offer of 989 residential units, with the first tower scheduled for turnover in 2026.

Meanwhile, the Cagayan de Oro City Council approved PDO’s Masterson Mile North condominium project in July 2024. The luxury condominium project will feature five residential towers, ranging from 22 to 26 floors. The highly anticipated project will be the first of its kind in Cagayan de Oro.

Designed by renowned international architects Gensler (Singapore) and Casas+ Architects, the high-rise project is estimated to cost P13.5 billion and is seen as a key step toward transforming Uptown Cagayan de Oro into a world-class urban hub. Development has already begun, with the first tower expected to be completed by 2026.

These initiatives are part of Pueblo de Oro’s ongoing expansion in Cagayan de Oro, reinforcing its commitment to sustainable and accessible urban living.

More recently, the developer announced its Southridge project in Cagayan de Oro, a 31-hectare mixed-use development designed to emulate the Silicon Valley vibe of the southern San Francisco Bay Area. Situated at the intersection of the new Laguindingan-Pueblo de Oro Diversion Road, within the expanded Pueblo de Oro township, this project will have residential communities, commercial spaces, and other amenities.

Pueblo de Oro and the ICCP Group are also in discussions with the government’s National Development Corp. (NDC) for plans to establish a World Trade Center exhibition hall in Cagayan de Oro, positioning the city as a prime venue for global exhibitions.

“As we continue to expand our footprint across key regions, Pueblo de Oro remains committed to building communities that offer sustainable and accessible urban living,” Nolido said.

“With our strong pipeline of projects in 2025, we are excited about the opportunities ahead to not only meet the evolving needs of our homeowners but also contribute to the growth and development of the cities and provinces where we operate,” he said.
