RCR redesigns older buildings to lure tenants

RL Commercial REIT Inc. (RCR), the real estate investment trust company of property developer Robinsons Land Inc., said it is sprucing up its old office buildings to lure more tenants back to the workplace.

RCR president Jericho Go said the group is “premiumizing” less than 33 percent of its current office portfolio by upgrading the lobby and other common areas in their office buildings.

Go said the company would spend between P1 million and P15 million per building to upgrade these older office buildings.

“Today, it’s a ‘buyers market’. If you are remiss and if you don’t premiumize, your tenants will go to other landlords,” Go said.

Average occupancy of RCR office buildings is between 80 percent and 90 percent at present.

RCR on Thursday introduced Robinsons Summit Center’s reimagined lobby to tenants, employees, stakeholders and special guests.

“The Robinsons Summit Center lobby is not just a space; it’s a statement. It represents our belief that the Filipino workforce is world-class and capable of standing alongside the best on the global stage. This is a space that inspires confidence, creativity, and pride,” Go said.

The lobby of 37-story Robinsons Summit Center along Ayala Ave., Makati was refurbished with marble floors, rich wood accents, furnishings and a 10-meter ceiling space.

The lobby’s centerpiece is the grand clock with a crystal chandelier. The clock displays four time zones—Manila, Dubai, New York and London—signifying the global reach of Filipino talent.

Go said with these refurbishments, employees would be encouraged to go back of to office set-up instead of doing work-from-home arrangement.

Robinsons Summit Center earned its EDGE (Excellence in Design for Greater Efficiencies) certification in April 2024. The building achieves 24 percent energy savings because of energy-efficient LED lighting and variable controllers for air conditioning, 27 percent water savings and 54 percent less embodied carbon in materials, achieved through sustainable choices in construction.
