Lamudi observes strong real estate sales outside NCR

Online property portal Lamudi Philippines on Tuesday reported strong real estate demand in regions outside Metro Manila.

It said the southern part of Luzon and Cagayan de Oro City saw increased interest from property seekers.

Lamudi said areas south of Luzon emerged as viable alternatives to Metro Manila cities, while Cagayan de Oro sustained real estate demand as the regional center of Northern Mindanao.

It said that based on its third-quarter report, the number of people looking at properties in Southern Luzon increased by 27.68 percent in the third quarter from the second quarter.

Lamudi said that while there was a minor dip of 1.28 percent in terms of purchase inquiries during the period, there was a notable 71.45-percent growth in leads from the first quarter to the third.

The five most-searched cities in the Southern Luzon area in the third quarter were Antipolo, Bacoor, Imus, Santa Rosa and Calamba.

These provincial towns and cities are highly urbanized and host a range of developments, from upscale residential communities to sprawling malls and industrial parks.

Lamudi said that most property seekers were looking for houses. This online activity garnered 49.37 percent of the page views in Southern Luzon. Vacant lots for sale were the next most popular real estate type, attracting 31.19 percent of the views.

The same locations registered the most number of leads.

Meanwhile, lot only properties received the most inquiries at 45.91 percent. This signifies that property seekers are eager to buy lots for sale in the urban areas of Cavite, Laguna and Rizal, it said.

Lamudi said that over the last few years, the southern part of Luzon saw massive development and urbanization which appealed to property seekers.

Property developers have flocked to Laguna, Rizal and Cavite for their new launches, while the national government constructed several infrastructures in the area.

Lamudi said that with more mixed-use development projects rising in the area, along with transportation networks such as the PNR South Long-Haul and MRT-4, property seekers were expected to show more interest in the booming region.
