Century Properties’ Q1 EBITDA up 5% to P1.04 billion

Century Properties Group Inc. (CPG) reported a 5-percent increase in first-quarter earnings before interest, taxes, depreciation and amortization (EBITDA) to P1.04 billion from P988 million in the same period last year due to disciplined cost management.

Gross profit margin improved to 48 percent from 46 percent in the prior period, the property developer said Tuesday.

However, net income after tax for the first three months of 2026 fell 6 percent to P446 million from P473 million in the comparable period in 2025, as higher interest expenses and taxes offset the operating performance gains.

Consolidated revenues for the period reached P3.58 billion, down slightly from P3.72 billion posted a year earlier.

The first-home residential developments segment, PHirst, remained the largest contributor, generating P2.48 billion or 68 percent of total revenues.

Premium residential developments contributed P682 million or 19 percent, while commercial leasing and property management brought in P297 million or 8 percent and P151 million or 4 percent, respectively.

As of end-March 2026, total assets stood at P63.63 billion, while total liabilities reached P39.14 billion, resulting in stockholders’ equity of P24.49 billion. The net debt-to-equity ratio remained stable at 0.9x.

“Our first-quarter performance reflects the resilience of our core businesses and the benefits of disciplined execution across the organization. Amid a dynamic operating environment, we remain focused on margin protection, prudent cost management, and calibrating new project launches in line with prevailing market demand,” CPG president and chief executive Marco Antonio said.

“While we remain mindful of short-term headwinds, we continue to be optimistic about the long-term fundamentals of the business. Demand for quality housing across key segments remains supported by structural market needs, and we believe the company is well positioned to pursue opportunities as conditions stabilize,” Antonio said.
