Cebu Landmasters’ 9-month Income up 6%

Leading Visayas and Mindanao (VisMin) developer Cebu Landmasters Inc. (CLI) said its sustained its growth momentum in the first nine months of 2025, reporting a P3.1-billion consolidated net income, up 6 percent from P2.9 billion in the same period last year.

The company’s performance was underpinned by steady revenue growth and robust property sales, reaffirming its market leadership.

Total revenues for the period reached P14.3 billion, a 2-percent increase from P14.1 billion year-on-year, reflecting growth across both property sales and recurring income streams.

“CLI’s sustained performance is being driven by real demand in VisMin’s growth cities” said Cebu Landmasters chairman and chief executive Jose Soberano III.

“Our portfolio is intentionally diversified and anchored on segments that continue to move. This focus allows us to deliver steady returns while building communities that hold their value over time,” he said.

Real estate sales remained the primary revenue driver, contributing P12.4 billion, supported by construction progress and unit completions.

The company’s diversification strategy also showed strong results, with recurring income growing 72 percent during the period. Hotel revenues more than doubled, increasing 101 percent, led by new openings and stronger occupancy rates, while rental income rose 49 percent from newly leased spaces.

Sustained housing demand fueled a 27-percent jump in residential reservation sales to P19.3 billion. Nearly 80 percent of total take-up came from new launches like One Manresa Place in Cagayan de Oro and Casa Mira Homes Gensan.

As of September 30 2025, total assets grew 18 percent to P128.7 billion, supported by project completions and strategic land acquisitions.

The company’s landbank expanded to 188 hectares, including a 79-hectare property in Liloan Cebu, which is planned as a mixed-use township. CLI’s net debt-to-equity ratio remained healthy at 1.63x.

CLI manages a portfolio of 131 projects, including 102 residential developments and an expanding income-generating portfolio of 10 hotels and six office properties, reinforcing its position as a leading full-spectrum developer in the region.

Colliers Philippines named Cebu Landmasters the top developer in VisMin in its 2025 Real Estate Market Study, citing the company’s 18-percent share in residential sales take-up.

The company also received top distinctions at the 2025 PropertyGuru Philippines Property Awards, including Best Developer in Visayas, Best Developer in Mindanao and Best Housing Developer.
