Ortigas Land has launched Costa Calatagan, a 45-hectare mixed-use leisure estate in Calatagan, Batangas.
The development, which has a 424-meter beachfront, marks the company’s first entry into the resort-residential segment.
Accessible via the Zobel Highway, the estate has two main parts: an all-villa resort managed by Ortigas Land and a residential enclave with 219 lots.
Phase 1 lots had a 94-percent take-up, showing strong market demand for leisure properties within driving distance of Metro Manila. Phase 2 is expected to open in 2026, when the resort will also have its soft opening.
Costa Calatagan is master-planned as a low-density estate that integrates its hospitality and residential components. Shared amenities include a 5-hectare beach, a seaside clubhouse with pools, a sports and recreation facility, and a network of pedestrian trails. The design promotes connectivity and preserves open spaces. The rolling terrain was optimized to separate different product clusters and enhance views across the development.
The estate has partnerships with lifestyle companies like Europa Yachts, which offers residents and guests access to yacht charters and boat tours, and the Calatagan Golf Club, which is about 10 minutes away. These partnerships expand the recreational options and appeal to experience-driven customers.
The resort will have over 123 villas and will open in phases in 2026. The Ortigas-managed resort will offer dedicated hospitality services for high-value, low-density stays. Key features include a welcome pavilion with a guest pool, five on-site dining options, and access to select estate amenities.
The private villas are designed for long-term homeownership, with lot sizes ranging from 450 to 700 square meters for custom-built homes.
A key feature of the residential design is the absence of back-to-back lots, which enhances privacy, light, and airflow. Many lots are in preserved mango and acacia orchards, providing natural shade and a mature landscape.
Private Villa homeowners will also have access to exclusive amenities, including a dedicated clubhouse with an infinity pool and a yoga pavilion in the orchard area, offering a quiet counterpoint to the resort’s core.
Costa Calatagan incorporates sustainable systems such as solar power, water reuse and a planned green farm to support food and beverage and serve as an educational hub. The company also plans to partner with local academic institutions to build a trained hospitality workforce.
The estate represents a new step for Ortigas Land, leveraging its mixed-use experience and applying a well-managed approach to coastal development.
