Experts to bare digitalization initiatives for housing

Property technology digitalization Initiatives and strategies to boost the capacities of both local government units as well as private practitioners in housing will be taken up during the online business meeting on March 15, 2023 of the National Real Estate Association (NREA).

Jeffrey S. Bongat, NREA P.R.O.  bared that the speakers are Emma M. Imperial, co-founder and chairman of PropTech Consortium of the Philippines (PropTech), leading developer and property technology advocate, and director Anna Liza  Bonagua, Bureau of Local Government Development of the Department of Interior and Local Government (DILG).

“Digitalization of government processes is among the initiatives for the transformation of our country, as envisioned in the Philippine Development Plan 2023-2028 (PDP), according to Ruth Marie C. Atienza, NREA national president.

The newly sworn officials of the National Real Estate Association are supporting the Marcos administration’s Pambansang Pabahay Para sa Pilipino or 4PH, which aims to build six million housing units and generate around 1.7 million jobs every year from 2023 to 2028

This was following the release of the guidelines for the project—PAG-Ibig Fund Circular 457 which was approved by the Pag-IBIG Fund board of trustees.

“Circular 457 is regarding new guidelines on developmental loans under 4PH projects. It will only affect members who will be participating in the 4PH Program,” said NREA board of advisers member Bansan Choa.

Based on the released guidelines on the Direct Developmental Loan for the 4PH Program, it aims to align with the government’s goal to address the housing need of Filipino families by encouraging the participation of private and government sectors in the development of housing projects for the target beneficiaries of the 4PH Program; provide access to affordable financing mechanism for developers/project proponents for the development of residential subdivision/condominium housing projects and construction of housing units; and increase the number of end-user availments by providing additional housing inventories through developmental financing.

The proceeds of the developmental loan may be used for the development of residential subdivisions or condominium buildings; construction of housing units eligible for end-user availments; or land acquisition and development with the construction of housing units in a subdivision or condominium building.

President Ferdinand Marcos Jr. said 4PH is designed not just to build houses but communities where service facilities, infrastructures, amenities as well as business opportunities are in proximity to the development sites.

Meanwhile, Department of Human Settlements and Urban Development Secretary Jose Rizalino Acuzar has recently sworn in the officers, advisers and trustees of NREA.

Acuzar also took his oath as NREA honorary member with NREA president Ruth Marie Atienza.

NREA Board chairlady Imelda Magtoto expressed gratitude to the housing czar for administering the oath and reiterated their support for President Marcos Jr.’s 4PH program.

Also in attendance in the hybrid ceremony were DHSUD officials Undersecretary Avelino Tolentino III, Usec. Henry Yap, Assistant Secretary Melissa Aradanas, Asec. Daryll Bryan Villanueva, Asec. Krizzie de Leon, Usec. Rafael delos Santos, OIC Director Angelito Aguila; Director Stefan Ema Mae Corregidor; NREA Past Officer Ret. General Felizardo Simoy; NREA Pampanga Chapter PRO Dennis Carlos and NREA members.
