DMCI Homes builds hospitality arm to support leisure expansion

DMCI Homes is accelerating its expansion into the tourism and hospitality sector with the creation of a dedicated subsidiary that will manage and operate the company’s growing portfolio of leisure developments, signaling a strategic expansion beyond its long-established residential business.

The Quadruple A developer recently launched DMCI Hospitality and Leisure, Inc. (DHLI), which will operate under the DMCI Resorts brand starting with the company’s upcoming Solmera Beach Park Resort in San Juan, Batangas, scheduled to open early next year.

The move marks a significant shift for DMCI Homes, widely known for pioneering resort-inspired condominium communities in Metro Manila and other urban centers. For years, the company differentiated itself through projects that emphasized open spaces, landscaped amenities, and vacation-like environments within residential developments.

Now, the company is extending that philosophy into full-scale hospitality and leisure destinations.

“Our immediate priority is to put the right operating systems and people in place,” DMCI Homes president Alfredo Austria said. “We want to ensure consistent service delivery, efficient property management, and reliable guest experiences across all our leisure developments.”

The launch of DMCI Resorts comes as developers increasingly explore opportunities tied to domestic tourism, experiential travel, and the meetings, incentives, conferences, and exhibitions (MICE) market.

For DMCI Homes, the transition into hospitality also reflects confidence that its experience in building resort-oriented communities can translate into standalone leisure destinations.

Its flagship project under the new hospitality arm is Solmera Beach Park Resort, part of the broader 7.5-hectare Solmera Coast beachfront estate in San Juan, Batangas.

Located along one of Batangas’ emerging tourism corridors, the integrated resort is designed to cater to both vacation travelers and organized events. Planned amenities include swimming pools, landscaped open spaces, dining facilities, recreational attractions, and a convention center targeting the growing MICE segment.

The company described the project as a beach park resort concept that combines leisure facilities with event-oriented spaces, positioning it to capture both tourism and corporate demand.

Austria said DMCI Homes is also investing heavily in building a professional hospitality organization to support its long-term expansion plans.

According to the company, experienced hotel professionals are being tapped to oversee operations, with management aiming to establish service standards and operational systems early as it grows its leisure portfolio.

“Many of the key candidates we’ve engaged are already familiar with DMCI Homes and they believe in the strength and credibility of our brand,” Austria said.

Beyond Batangas, DMCI Homes is also expanding its leisure footprint into other destinations.

Among the projects in the pipeline is Moncello Crest, an eco-agri resort condotel in Tuba, Benguet near Baguio City, as well as another nature park development planned in Calamba, Laguna.

The expansion highlights how property developers are increasingly diversifying into tourism-linked assets as demand evolves beyond traditional residential and office projects.
