Cancel Sta. Lucia business permit, buyers urge

A group of homeowners at Vista Real Classica in Quezon City asked the Office of the President and the Department of Human Settlements and Urban Development (DHSUD) to strip the business permit of publicly-listed property developer Sta. Lucia Land Inc. over an alleged land scam that could evict at least 19 families from their homes.

The united homeowners of Vista Real Classica in Batasan Hills, in a letter to President Ferdinand Marcos Jr. and DHSUD Secretary Jose Acuzar dated September 15, 2022, complained that Sta. Lucia Realty and Development Inc. of billionaire Exequiel Robles sold them lots that belonged to another individual.

Sta. Lucia Realty is a unit of Sta. Lucia Land Inc. and the developer of Vista Real Classica, a high-end subdivision in Batasan Hills, Quezon City.

“We call ourselves the Robles victims, or the united homeowners of Vista Real Classica in Batasan Hills, Quezon City who have been victims of fraud, misrepresentation, and unsound business practices employed by two publicly-listed realty developers―Sta. Lucia Land Inc. and 8990 Holdings, Inc. that are trying to take away our homes,” said the group.

The group said lawyers of 8990 Housing Development Corp. on August 17, 2022 informed the concerned residents of the reconstituted Lot 116 that 8990 security guards were deployed in the area to enforce the writ of execution issued by Judge Catherine Manodon of the Quezon City Regional Trial Court Branch 104 on June 7, 2022.

The homeowners said about 30 non-uniformed individuals arrived in the area and built temporary shelters after advising the subdivision’s maintenance personnel to vacate the area.

“We were caught off-guard by these actions of 8990 Housing personnel. As of now, we are still not aware of the full status of the case between Sta. Lucia Realty and 8990 Housing. We are very much concerned as homeowners, and we hope that Mr. Exequiel Robles as the developer can ably protect and support us,” the homeowners said. Othel V. Campos

Homeowners criticized the lawyers of 8990 Housing Development for addressing the letter to them, instead of Sta. Lucia Realty, which developed the property and sold the units.

Homeowners said the case is very unfair and unjust on their part as they stand to lose their homes over a land dispute between the two big property developers.

“The court should have not allowed the sale of the lots to homebuyers in the first place. Why should we be the ones to suffer from this injustice? It is the concerned developers that should settle their dispute and spare us from this agony,” the group said.

They stressed all their properties were bought on valid and legitimate terms complete with lot titles from the Quezon City Registry of Deeds. They are also up to date in their dues to Sta. Lucia Realty and real property taxes with the Quezon City government.

The homeowners have asked the DHSUD to investigate and compel Sta. Lucia Realty and 8990 Housing to immediately resolve the case without jeopardizing their rights as legitimate homeowners and residents of Vista Real Classica Village.

They also asked the government to “penalize the two realty developers for making us collateral damage in their land conflict―including cancellation of their Registration Certificate and License to Sell to prevent similar violations against homebuyers in the future.”
