Ayala Land has expanded its co-living brand, The CityFlats, in Cebu Business Park to offer young professionals an affordable, convenient and communal housing option amid rising rents and intensifying urban traffic.
The CityFlats caters to mobile workers who want to live near major commercial hubs, reducing commute times which can often take nearly an hour each way in Metro Cebu.
The new location, situated along Leyte Loop in Cebu Business Park, houses 392 rooms. About 80 percent of the development consists of co-living units for long-term renters, featuring amenities typically found in larger apartment rentals, such as a work station, storage, kitchenette and in-room toilet and bath.
The remaining units operate as hostel rooms for short-term guests like traveling professionals and tourists.
The development emphasizes community with a social hall designed for group gatherings and planned programs, including wellness sessions and game nights, to encourage resident interaction.
Ayala Land deputy head of Vismin Estates Jay Teodoro said the company’s goal is to make its estates more livable by providing practical, well-located homes for the city’s workforce.
He said CityFlats gives more people the chance to live where life happens, close to work, services and everyday conveniences.
Flexibility is a key feature, with stay options ranging from daily hostel rates starting at P1,800 per night to monthly co-living rates beginning at P6,100.
This makes well-located, walkable living more accessible within major business districts. The CityFlats has also gained traction in Metro Manila with locations in Makati and Bonifacio Global City (BGC) as well as Cebu IT Park.
The design also prioritizes accessibility, with units intended for persons with disabilities (PWDs) on each floor. Upcoming ground floor retail services, including a convenience store and laundromat, will further enhance resident ease.
Co-living communities like The CityFlats are gaining wider acceptance among millennials and Gen Zs, who favor convenience, a connected environment and flexible terms over long-term rental commitments.
