SM Offices, the commercial property arm of SM Prime Holdings Inc. (SMPH), expanded its regional presence with the launch of P1.6-billion three-tower office project in Laguna province.
Located within the SM City Sta. Rosa complex, The Core Towers offer over 27,000 square meters of office space to the South Luzon market.
The project marks SM Offices’ 15th development outside Metro Manila, increasing its total leasable space to more than one million square meters.
Over 20 percent of that space is now in key regional areas.
“The Core Towers reflects the growing demand for future-ready office spaces in regional growth centers like Sta. Rosa,” said Alexis Ortiga, vice president and head of SM Offices.
“We are seeing sustained interest from companies looking for scalable locations that combine operational efficiency with strong local talent pools,” he said.
The new office space is designed to attract business process outsourcing (BPO), technology and professional services firms operating in the Calabarzon region, which contributed 14.7 percent of the Philippines’ gross domestic product in 2024.
The buildings feature flexible layouts, high-speed internet, 24/7 management services and 100-percent. backup power. The project has direct access to major roads such as the South Luzon Expressway (SLEX), Cavite-Laguna Expressway (CALAX) and the Old National Highway.
Since the project is within the SM City Sta. Rosa complex, tenants will benefit from proximity to retail shops, dining and public transport options within the SM mall.
The Core Towers were designed by architect Albert Yu of ASYA Design Partner, a BCI Asia Top 10 firm with projects across major Philippine cities and in China.
Leasing activity is underway, with several firms already in operation and early tenants citing location, workforce availability and infrastructure readiness as key drivers for expansion..
SM Offices said the project is expected to create more than 6,000 local jobs through tenant operations and support services.
