Bright future for upcoming Pampanga hub

The newly opened Alviera Country Club, a 5.6-hectare sports and leisure facility,  is expected to drive residential, business and tourism growth in Pampanga. 

The club opened its doors to the press recently, and unveiled a scene of non-stop construction and infrastructure development, coupled with a lively residential sales and industrial park build-up, as potential institutional locators take a closer look at the 1,800-hectare estate in Porac town.

Alviera Country Club is envisioned as the province’s new hub for convergence, with a host of amenities like swimming pools, gym with studio, multiple courts, spa, game console room, ballroom, function rooms and restaurants. The club was designed by Leandro V. Locsin Partners, which worked on the concept of harmony of urban living and nature, an idea the estate espouses.

“With the landmark opening of the Alviera Country Club, Alviera is positioned to be the center of sports, leisure and recreational activities in the area,” said Melanie Eugenio, Alviera project development manager. 

Aside from the club, estate growth has been distinguished by the expansion of the industrial park. From an initial 32 hectares, Alviera Industrial Park has grown to 64 hectares following strong demand for more lots. Phase one now has move-ins from various locators such as Monde Nissin and Badan Building Materials, a company in stone engineering. Operations with about 350 combined employees are expected to commence soon.

Phase two of the industrial park, 32 hectares in area size, is on track for completion early next year. Alviera Industrial Park seekks to attract  light to medium, non-polluting industries, and is open to PEZA and non-PEZA locators.

Coming together

Alviera has evolved into an estate where diverse elements like residences, schools industrial parks and leisure areas, are coming together in the development.  These include residential options from three Ayala Land residential brands:  Avida Land Corp., Alveo Land and Ayala Land Premier. Land values have appreciated by 24 percent since the estate launched in 2014.

Avida Settings Alviera is now 98 percent sold. Avida Northdale Settings Alviera, another house and lot offering, has been well-received with sales take-up currently at 70 percent.  The Avida communities are closest to Alviera’s central business district and commercial areas. 

Montala Alviera from Alveo Land is also 98 percent sold. Lot buyers of Alveo have another  choice with their second residential community, The Greenways. The project has a current sales take-up of 60 percent. The Greenways is a community that builds on Alviera’s natural greenery with a central amenity park, pocket parks and linear parks across the neighborhood.

Park Estates at Alviera is Ayala Land Premier’s first exclusive residential project in the estate. The 14-hectare property is a low-density enclave featuring only 68 lots in generous cuts of 1,00 to 1,600 sqm. The neighborhood is closest to the Alviera Country Club.

Land development for the Alviera East commercial center nearby continues, and is set to be finished by next year. 

Campuses for Miriam College Alviera, and Angeles-based Holy Angel University, and the La Salle Botanical Garden are also part of the initial 400 hectares under development. 

The 23-hectare botanical garden, an Alviera-De La Salle College collaboration, now has its nursery in place on the estate. The project will soon include themed gardens, greenhouses and libraries. The botanical garden will be operational by 2020.
